Drafting , Vetting and reviewing of property documents viz. DUE DILIGENCE / TITLE OPINION

Carrying out Due diligence, negotiation of property and as well as authentication / verification check of registered property title documents. Coordinating with the offices of Registrar of Assurances for title search reports, Patwari/Tehsildar office and also verification of property title, property tasks and other compliance tasks sourcing and site visits.

Supervising overall management of land acquisition and property sourcing matters encompassing sourcing and site visits, research and matters pertaining to land.

Providing advice on various property related matters, lease Administration and managing/advising on matters related to Stamp duty, Adjudication, Registration etc.

CORPORATE LAWS AND REGULATIONS

The company has wide range of experience in the matters relating to the corporate laws and has been involved in projects that involve legal consultation, research and assistance on various matters that include:

  • Legal opinion, documentation and due diligence work related to non- banking finance companies, trade and manufacturing companies.
  • Matters falling under the Companies Act, Consumer Protection Act and Labour Laws.
  • Property Laws with special focus on due diligence on Builder’s projects, Mortgage Finance and home loan/equity provided by banks and financial institutions. This includes the verification of the title of the land through the records in the revenue department, checking of the permissions from the required authorities (fire, forest, airport authorities etc.) in order to facilitate building of the project on that land, and thus evaluating quantitatively as to whether the bank loan should be passed or not. The presence of other important documents, such as the CLU and transfer deeds like lease deed, conveyance deed etc. shall be scrutinized before passing the final evaluation.
  • Matters relating to the companies producing consumer courts before the district consumer forum, state commission and national commission.
